Hello and welcome!
What kind of room is behind the couch towards the 2nd garage? Wouldn't a double garage be more sensible?
The house has exterior dimensions of 10x13m?
The room behind the couch is intended to be a storage room for things not needed daily, like winter tires for the cars, Christmas decorations, etc.
Garage 2 is a double garage 7x7m. Yes, the house is 10x13m.
Gladly
Guest WC too big
Utility room too small
Yes, I also consider the layout of the guest WC and utility room not yet optimal.
Upper garage too narrow.
The interior width should be about 280cm. Isn’t that enough?
Hi,
well, having it so open in the entrance area wouldn’t be my preference.
This way you carry street dirt into the living area. The wardrobe has to be placed somewhere near the front door too. I don’t know if I’d always want to look at a pile of shoes and jackets from the dining table?
The living room will be very large, distances to the TV will be correspondingly large. Try placing the remaining furniture in the living room to see how that works out.
Is there a door from the living room to the garage?
I can imagine it might be hard to fit a shower, bathtub, double sink and toilet in the upstairs bathroom. Is it an option to use a study/office for the two of you? Make one a bit larger, but then have more space for the other rooms.
Or move an office to the ground floor, drop the small storage room behind the living room, make the living room a bit smaller/narrower, and then try to fit a study in that area.
The wardrobe should actually be in the recess between the WC and utility room. Possibly hidden behind a mirrored door?
What furniture should be in the living room besides that? Couch, coffee table, TV board and TV. Isn’t that enough?
Yes, next to the couch leads to the garage.
The bathroom upstairs has about 14 sqm. Would that be too small?
Two separate workrooms are very important to us. They should also serve as personal retreats.
Garages do not have to maintain a boundary distance, but overall on one property can only have a length of up to 15m. Since your garages are 9m + 3m + 7m = 19m long and stand closer than 3m to neighboring boundaries, a building encumbrance agreement from a neighbor would be necessary.
If I understood correctly, doesn’t that only apply to buildings on boundaries?
First of all, the dimensions seem suspicious to me. A door is usually planned with a width of about 90cm.
All doors have the construction standard width of 87.5cm
Should there really be a door to a garage from both the kitchen and from the living room? - to me that would reduce the coziness.
If the doors to the garage look like all the other room doors, wouldn’t that be unnoticeable?
