Yes, it does. It exactly means that you don’t create a winding and narrow hallway, that the guest room has a partition wall and not immediately a wall behind the door, and of course as a main feature that you manage zoning in the open space, so that you also get a quiet corner.


You can read: a platform takes up space, everyone agrees on that.
But children need a 160 cm bed. Oh dear, we have that as a couple. You can only shake your head at that. And in general the phrases there are like that.
The only thing is to use space effectively so that every resident can develop freely. And that is harder in an elongated open space than with the L-shape.

And why are there still no indications here as to in which municipal statute the framework conditions can be found and an aerial photo from which we could tell you where an actual building envelope would lie? §34 is NOT carte blanche!

Regarding the municipal statute. As far as I know, there is actually nothing here. According to the building authority, §34 applies – it must fit into the neighboring development. One refers to a plot ratio = 0.2 / floor area ratio = 0.4. It is supposed to be built in Berlin.

Even better would be if one could see the stock uncovered. Forgive my harsh tone from earlier, we currently have (again / as often) several questioners in parallel here who delay their getting-help-possibility with trickling basic info). Oh, Berlin, then you can check with live. Read my avatar carefully and get in touch, then I will gladly connect you. But Berlin is large and may have as many varied building authority opinions as district offices.
