Again, the 2019 West would be this one (approximately square with the vertical row of trees) According to my research, there is a house on it, with an eastern extension, veranda or something, so not suitable for a semi-detached house. According to my measurements, the entire property with existing structures is about 23 x 21 in size. But it was measured on an iPad and is therefore not reliable, especially since the measurements for the others only know 10 or 20 meters. So it can't be this because of the development. It is actually too young for demolition. There is still free semi-detached house land one street level higher, at least according to GoogleMaps two years ago. Either you check again which property it is, or you measure it yourself and calculate whether it matches the 105/210.

Oh man, that probably happens when you try to do something quickly late at night… Of course, parcel 2012/19 is meant. This used to be a large plot but was divided into 2 equally sized parcels of 263 sqm each in 1998. The east side of the plot is now its own parcel and already developed (house number 1/4). The area was calculated based on the plot size and the factors mentioned. So if I understand you correctly, I measure that with the iPad and then know how big I can build? I somehow thought there were clearer specifications from the plan. As long as everything is the same size as the neighbor, I don’t see a problem. If he hasn’t fully utilized his building envelope, I wouldn’t be allowed either, right, or how is that handled as long as it is a building envelope? Don’t get me wrong, I have done all that, but I thought it was specified much more clearly.

The plan states that only detached houses are permitted. Could you please mark your property on the development plan? Or the excerpt from the cadastre?

2012 does not have a /19, I suspect the building gap ("2019 West" would not be an inappropriate designation) between Ludwigsburger Straße 10/1 and Hartwaldstraße 1/4 is meant:
