I would definitely enlarge the kitchen on the ground floor by moving the utility room wall. The same on the upper floor: enlarge the dressing room so that there is space for a closet niche, at the expense of the bathroom. After 4 months of planning time, you should know why your ancillary rooms are planned in the south.

4 months of "planning time" without an architect.
So far, we have been gathering our ideas for the first meeting & have only had contact with the consultant/salesperson of the prefabricated house manufacturer. Unfortunately, the months passed due to the complicated land purchase (several owners + leased).

We have modified our previous floor plan ideas from the catalog of the prefabricated house manufacturer.
How would you change it based on the location?

There is a similar thread with the same focus running in parallel. Personally, I think a living room facing north is absolutely not an option! Just because of the garden, that's complete nonsense! I find the kitchen connected to the terrace miles more important! Here is a picture from the neighbor’s neighbor thread that I proposed.

That was with a separate kitchen and living room, but there is also a proposal from kbn with an open area.

What are the maximum dimensions for the house anyway? Width/depth?

Please upload a site plan with access. You have 2400 sqm - I don't know if it is ideal to place living/dining in the north.

The dimensions of the house are 8.09m x 11.21m. We do not want to deviate from that. How the house is positioned - we are still open about that. Thanks for the alternative floor plan. We just want to keep our platform staircase & that's where it gets so difficult. I looked up the plot via satellite image & roughly measured the width. According to the building authority, it is only buildable in the front half. The plot is not really a hit, but we definitely want to be in this town & it was the last possible buildable spot you could buy ............................................
