@ Bmich@el: We are very satisfied so far – communication is great. We have already been to Oberleichtersbach 3 times – among other things, also to the [Bemusterungszentrum] (took lots of photos). Very interesting, and I can only recommend a preliminary sampling before it gets into the "real deal." Bad Brückenau is easily accessible via the A7. I also wish you much success. The utility room is intended to house the washing machine, dryer, a chest freezer (100x60cm),
& the heating system. That space should be sufficient? Everything else would go into the storage space under the stairs & upstairs in the storage room.
The suppliers deliver up to behind the first wall; meaning they should logically be routed into the house within the utility room.
Unfortunately, you haven’t measured the room, so I guessed 2.65 m in length and 2.00 m in width. I’ll position the freezer and dryer along with the washing machine on one side – that wall is already taken; some detergent and laundry will surely also accumulate in the room. Let’s say the suppliers come in at the front, then all the technical equipment must go on the other side. That will be tight; certainly if you want to implement the domestic water supply separately in a storage tank. A reasonably usable utility room, also allowing for later maintenance work, should be planned with no less than 8.00 sqm.
So far, I really like the floor plan - except for the kitchen, which is too small at 8.66 sqm. It should be somewhat separated from the living-dining area by a sliding door.
Do you have any ideas on how to enlarge it?
I was at a kitchen studio today to get a feel for the size and possible planning.
Is there a basement? Otherwise, it will be a bit tight with the [HAR]. Relatively a lot of traffic area and maybe the hallway on the ground floor is a bit dark. I find the walk-in closet in this design rather lousy. If you don't want to sit in the kitchen, it's actually okay. Otherwise, quite okay.
