So the building authority would accept the encroachment beyond the building plot?
Are there design statutes that could still oppose this?
There is a design statute and a development plan. Neither states that the garage must be built within the building window. As I said, I received the same statement from the building authority.
That's a prefabricated garage, right? I wouldn’t want to see that from the terrace.
Correct, would a masonry garage be nicer?
We could plant a hedge or something similar in front of the garage, then we wouldn’t be looking at a white wall anymore.
What alternative suggestion would you have?
About noise... no offense, but you can forget about that in such a dense development. It is what it is.
I understand, but do you still want to hear every word of the neighbor on the terrace?
Boxes and cartons with decorations, tools, waste paper, vacuum cleaner, electronic devices of all kinds, small handheld drying mops... that surely can’t really fit in the living room and cramped office, right? The office is full of file folders, winter blankets, etc. Many things just can’t be stored unheated...
I follow one or the other discussion here and understand what you mean, but we (still) don’t see the need. Additionally, the storage space that might be needed is only temporary: the children will probably move out again in 10-15 years.
In the house, we have more than 40 m² available compared to our apartment. We don’t have any space-consuming hobbies, and we sorted books/CDs/DVDs years ago so that these easily fit into a sideboard (with the board games).
Waste paper goes into the recycling container.
There are 10-15 private file folders in the office, professionally I have an almost paperless office. The office has space for a 2.75 meter wide cabinet... we can store some decoration boxes and winter blankets there (with the latter going under the bed).
And then there is still space in the utility room for at least a 3-meter wide cabinet (vacuum cleaner, tools) and optionally space in the hallway to place a cabinet up to 2 meters wide.
What is a "small handheld drying mop"?
Where I still see a need for space is in the kitchen if one does not want to outsource part of it to the utility room.
One more...
Standard staircase. Dimensions exactly aligned with kitchen furniture (3.65 m = 6x60 cm cabinets + 2 m kitchen island).
Upstairs in my opinion all rooms are a bit more appealing.
Although we actually only wanted to discuss our floor plan, I really find your ideas impressive. The floor plan is not bad, although the front entrance side does not look modern and inviting.
My noise-sensitive wife, however, does not like the utility room under the bedroom.
Where does one have more storage space in this floor plan? OK, the kitchen has one good cabinet more. The office and utility room seem similarly sized, and there would be no space for our optional cabinet in the hallway.
I’ll post it anyway, similar to kaho down below, upstairs you would miss a room, so possibly the walls on the right side would have to be adjusted.
True, it is similar to ’s, although one already wants to redesign a lot upstairs. We would like the two children’s rooms to be oriented either to the south or west side.
