Thank you for your input. We are aware that we have to make compromises with the apartment. Nevertheless, we chose this apartment because it meets a large part of our wishes (e.g., "large" garden and location) and is also intended as a temporary solution. Having children is not planned at the moment (but in the future) - however, something can always happen. In such a case, we would like to have the opportunity to take our time to choose the right and suitable property. Because that can sometimes take longer in the Stuttgart area... :D

Then you are indirectly saying it yourself: an apartment for the partnership until the family grows. You can grow old together as a couple in it, but you could also live there as three from pregnancy to school age. Then the rooms are simply swapped. However, I would not plan for every worst-case scenario now. There aren’t that many possibilities.

Hello everyone,

half a year has now passed and there is news.

The start of construction for the project was originally planned for December 2022. However, due to delays in approval, construction has not yet begun. I am in regular contact with the developer to receive the current status, but so far I have not received any official notification about the delay.

According to the purchase contract, the guaranteed completion date is the end of March 2023, so I assume that we are already behind schedule. (According to the developer, the construction period should only be 12 to 14 months...)

Last night, I received an email for the first time that was sent to all owners. In the email, the developer informs that work has not yet started. It also states in the email that they hope to start work in April. A delay in the completion of the construction is not mentioned.

My questions are:

    [*]Is this email considered an official letter or must such an announcement be made in written form?
    [*]Should I respond to the email in any way? (e.g., proactively address the topic of completion of the construction phase or the move-in date?)
    [*]Are there any other things I should consider?

Hello everyone,

more than a year has now passed and we still haven’t moved in (as was already foreseeable back then). :rolleyes::) Officially, our developer is now also in delay, although we haven’t yet discussed any compensation. I was informed in writing at the time that after 31.03.2023 all housing costs up to the move-in would be covered. How is such a thing generally handled? Monthly payment or do I withhold something from the last payment? (For the first due installment, 5% was withheld as security)

That would not be a question for me at all: from (/since) April, an immediately due invoice every month on the first. I definitely do not consider a defect deposit to be responsible for that.

Hello 11ant,

thank you for your feedback. I had not considered that so far. My thought was that with the remaining patterns, I might possibly get the invoices I issued back on my plate through high bids... Do claims expire or why would you issue an invoice directly every month?
