We honestly haven't thought yet about whether we will keep the apartment and rent it out or sell it.

Is it theoretically possible to "take over" the financing if we were to find a suitable house? I assume not... :)

There are really a lot of offers for new single-family homes, semi-detached houses (and also building plots) here by now, which I even consider too cheap.
Many of them, however, are in the vacancy sale patterns presented by 11fant ... There are also many offers for shell houses – I have respect for the interfaces and delays since the responsibility for coordination lies with the builder, right?

Shell houses are also available in different stages like “weather-tight” or “almost finished.” The further coordination is usually your pleasure once the house has reached the agreed (un)finished state. I see the essential interface hurdle as overcome when the construction contract includes the foundation slab (and its preparatory work).

Sorry, of course I associate your alias with an animal with a trunk. I would say 60-70% of the new build offers are some kind of shell houses. I assume that this is a trick to be able to present decent prices. Can I send you one or two examples?

I have noticed that too. I also suspect that a) it is about making the price look more attractive and b) possibly the demand for it has simply increased. So that currently people are again considering more finishing work etc. than 1 1/2 years ago when "just take 50k more and have it done" was rather the standard answer.

Yes, the times for lavish garden and landscaping and sod on extra refinanced money are probably over. Many of the previously "essential" luxury extras will also probably become less common in the houses.

The farmers' scam that I call short selling does combine foreign (!) land offers with affordable house models, as you correctly suspect, but it is by far not only practiced with shell houses. The demand for explicit shell houses is increasing, as is the demand for wild shell houses (general contractor does the shell, the builders look for their misfortune in self-contracting). How far these are quasi interest rate-induced "voter shifts" is hard to say. Unfortunately, it is constantly dismissed as an improper request when moderation of living space is suggested. The phrase "we need (!) 145 sqm" – mind you, for classic 2E2K families – is still impossible to kill. People are still waiting for Godot (i.e., post-corona / post-Putin the construction interest rates would surely soon go down again) and in the end suffer "loss for nothing" by having to return the compulsory building plot to the municipality instead of realizing their dream within their means. As if that would be a failure, not moving from Lindenstraße to Marienhof in one step ;-)
