The size of the children's rooms is okay. One of them is just too narrow.

The dressing room is practical. However, I don't find the rooms without winning. You can also put clothes in the bathroom in the evening.

We have a controlled residential ventilation system that requires about 2 sqm of maintenance and installation space. You need space for the gas boiler, water heater, fuse box, distance fuse box to wall. I believe it's 1.4 m and supposedly it is checked from time to time. Washing machine, dryer, freezer, shelf for tools, cleaning supplies cabinet, drinks, etc. I estimate about 8-10 sqm.

You need the hallway downstairs. Stroller, more jackets, more shoes, diaper bag, etc.

U-shaped kitchen and seating area do not fit within a depth of 430 cm. Both will be tight. At least with a U-shaped kitchen where one leg extends into the room.

And a tip ... always adjust the floor plans with drawn-in furniture according to your ideas. And then bring something up for discussion. It doesn't help if you have completely different ideas. Then the rooms have to be planned differently.

Have you noticed that you cannot fully open the terrace doors in the living and dining room without moving furniture?

Also, the utility room is too small without a basement for technology, washing machine, and dryer. I believe it needs to be at least 8 sqm (better 10 sqm if you want to be able to turn around), as a general contractor once said, although we are not building with them.

Some users have already given you valuable tips. I would like to show you our floor plan here so that you might get a few ideas. It is 143m² on a narrow rectangular building plot. However, with a T-layout in the bathroom, a shower in the WC, and an office on the ground floor. It’s not a palace, but after just over 3 months in the new home, I don’t miss anything (well, bigger is always possible).

How do you actually keep the entrance area in front of the stairs to the upper floor clean? A landing with a doormat already outside the door or is a robot vacuum cleaner on standby behind the door?

... by not planning a staircase right at the entrance area at all - placing the start of the stairs further away from the entrance, and it stays clean [emoji2]
