A part of the connections (I think for the underfloor heating) is directly behind the front door. That is something that is not very deep and should not take up too much space.

Honestly, I would leave the floor plan exactly as planned by the developer. The kitchen there has a pretty good depth, which in my opinion makes very good use of the space. It’s also not too far to the terrace. I would also consider reducing the size of the rooms upstairs as a loss.

How do you get to the shed by bike? Through the house? Here, one could consider a second back door directly into the living room. Unusual but feasible if it definitely suits the way of living.

I would plan the practice on the ground floor. Where you have marked the living area. Otherwise, I find it too much mixing of private - professional - roommates.

Regarding the practice in the basement: it really takes up a lot of the ground floor. If I allocate the lower part of the plan to the practice, then I have the kitchen in the middle section (and have to somehow separate it with a sliding door or something) and living in the upper part of the plan. That seems like a very accessible space for a side activity.

The shed has a small access path behind the garden. It is not shown in the plan but is quite comfortable to reach. I hope a bit that the hallway at the front door is wide enough to simply park the bicycle there. However, the step in front of the house should not be too high.

Yes, I have already started a thread with the same house, but mainly about the bathroom. The washing machine will be moved upstairs (I will simply separate the part behind the shower and put the washing machine there). I do not have a dryer and do not want to have one in the future either.

Kaho, don’t you find the kitchen too dark in the middle section? If there was a window there, I would be immediately in favor. But as it is, I am doubtful. It is the darkest spot on the ground floor (excluding the WC and utility room).

You have one window at the front and one at the back. Ok, it will never be as bright as directly at the window, but if the floor plan remains that open (practice upstairs), you can create a nice kitchen with a good under-cabinet light. I would probably leave out the wall enclosure for the cabinets so that light can come in as much as possible from the left and right.
