Sorry, I have no idea what's going on here. What catches my eye first is that the kitchen is very fragmented and the work routes are long. The way to the WC is too far. The dining area is very small because of the partition wall. Extending the table for birthdays (children's birthdays) is impossible. Why is there still a couch set in the bedroom on the ground floor - or is it supposed to be something like a granny flat? I don't understand anything on the upper floor. What kind of staircase is that between the cupboards? How do you even get into the room? There are way too many corners and routes for me. Maybe you could explain a bit more and label the rooms.

The plot is flat, high groundwater, 800 sqm, buildable according to §34, corner plot, no real building windows, only an eastern distance of 5 m must be maintained, which was not observed by another neighbor, so this could possibly be contested, but it is probably not worth the effort.
I have attached an overview with the planned arrangement,



Currently, 2 adult persons are supposed to live in it.

Building: 2 full floors desired – I don’t want to sleep under a sloping roof.

Building services: So far, planned gas condensing boiler, solar thermal energy for hot water, ventilation system with heat exchanger, supply air via underground channel.

Important in the design for us was, among other things:
well-walkable staircase, straight paths, enough light but no greenhouse effect in summer. Other points can be seen in the sketch, such as the TV wall not dominating the living room and therefore acting as a partition wall or the compromise between open and closed living/dining/kitchen areas.

Nothing else comes to mind for now …

The staircase between the cupboards is a folding staircase to the attic. You get in from the hallway.
The guest WC is supposed to be a little further away from the kitchen.
I have quickly revised the pictures; I hope it’s easier to understand now...

"a little" is good ;-) It is way too far away. It would make sense to place it where the utility room is marked. That would be far enough from the kitchen but still close enough and easily accessible. Are children planned at some point?
What kind of room is that on the ground floor? Bedroom, children's room, guest room?

Is there also no bathtub in the bathroom? How wide is the closet? A general measurement would be good, otherwise you really can’t tell if the rooms fit or if there is something that doesn’t work somewhere.

Then, can the house just be placed like that, only 140 cm away from the street? Is there no building setback requirement for the property? Or at least the regulation of 3 m distance to the property boundary?

Hmm... the house of long distances ;) ... already when coming home, whether by bike or car, you first have to walk around half of the house.

Kitchen to terrace seating area... straight across the house once.

Kitchen, Manu already mentioned that... no, that doesn’t work at all.

Why is the second extension used as storage? Should that also be outside the thermal envelope?

Location and direction of ascent of the loft ladder... it will be fun getting past the cabinets to the stairway. Why add the storage extension if the attic (it just needs to be accessed more practically) is also available?

Additionally, it would bother me that there are no east-facing windows in the main ground floor area.

On the upper floor, there is a toilet with Siemens air hooks.
