Regarding the floor plan:
The 3.15 are indeed quite tight. For 2 holiday weeks, I personally would not want to give up 50 weeks of space in the TV corner. You should also try sitting four people together to watch a movie on the sofa.
But it’s not only very tight in the living area. Also in the kitchen: 60 cm kitchen unit, 1 meter passage, 90 cm island, that makes 2.50. There remain a practical 60 cm for a theoretical seat. With the elongated kitchen dimension, you should also use the length for seating and such.
Fireplace: where it is now, it hinders the right-side seats with its heat. The heat will even singe the chair backs. I bet on that!
Better is to place it at the right corner of the all-room door.
We will adjust the 3.15 m. We just don’t know yet how to better utilize the free space between the dining table and the couch.
We want to omit the island in the kitchen. That will be too tight.
We did not like the location of the fireplace either. We want it at the right corner, where it leads into the living-dining area.
Utility room has a good size. I find the wardrobe too small for 4 people.
In the upper floor there is similar wasted space in the hallway. However, I find the 3 children’s rooms or office well arranged.
Basically, I’m surprised that you plan the garage in the west. It is much better located in the east. Nevertheless, if laundry is done for 4 people in the utility room, I would give up a direct passage. Topic humidity in the utility room: ventilation, manual or by system.
What fits on a shelf also fits in a kitchen cabinet.
Since the plot/building envelope is quite large, I would also set the house a bit further back. 5 meters forecourt offers space for playing, lingering, bicycle repair, etc. 3 meters offers almost nothing.
We have real concerns about the hallway and the stairs. We just haven’t found an optimization yet.
We had placed the garage in the east once. However, due to the 3 m distance from the street, we lose space on the plot and therefore placed it again in the west.
