He compared that with prices he achieved in 2020. Kitchen and furniture were not yet included in the sum. Your explanations sound logical and we also doubt that we will manage with €350,000.


We will adjust the 3.15 m. We just don’t know yet how to better utilize the free space between the dining table and the couch.
We want to omit the island in the kitchen. That will be too tight.
We did not like the location of the fireplace either. We want it at the right corner, where it leads into the living-dining area.


We have real concerns about the hallway and the stairs. We just haven’t found an optimization yet.

We had placed the garage in the east once. However, due to the 3 m distance from the street, we lose space on the plot and therefore placed it again in the west.

I am confused by the representation of the exterior wall in the drawing (thickness 36.5 cm, but not shown as monolithic, and the construction specification has a third opinion). The staircase shape is an alien element here, a bit awkward to integrate, I don't think you will enjoy that. I would omit the bay window (not paint it, haha). Consider making the "Werra" the base – that could also be urban villas if desired.

I unfortunately read this again and again. But I cannot confirm it. In my pantry it is 19°C. The rest of the house is 22°.

3 °C can make quite a difference. The pantry would also be constructed without a heating circuit.

Thank you. We also have the biggest problems with the stairs. We initially had a floor plan where the house was still 700 mm larger in the north-south orientation, and there we could install a straight staircase. Unfortunately, the house was then too big for our taste, so we reduced it. We will look at the floor plan of the Werra type.
