So €350,000 for the house including garage, outdoor facilities, ancillary building costs, kitchen, etc.? I can't imagine that in 2021. Even for 2020, that is extremely little.

I can only agree. Especially since the fireplace next to the dining area also emits a lot of heat. Have you ever simulated how much space you need for the dining table and chairs without bumping into anything?

Oh, I would keep the pantry as it is, but store the supplies in the kitchen in the tall cabinet. After all, a cooler isn't really a pantry.

Thank you very much. Our original plan was to put a shelf for the supplies in the utility room, and we had concerns about the temperature and humidity from the heater and the washing machine. That’s why we came up with the idea of the pantry.

The financial advisor tells you that the budget for building a house adds up? I point out that many people still add quite a bit on top, which the financial advisor no longer notices. In 2019 on average: 2000€/sqm, according to the Energy Saving Ordinance, simple design, ETICS, plaster, without fireplace, sliding doors, lift-and-slide door, bay window or other frills Plus additional construction costs Plus garage/carport Plus painting and flooring Plus outdoor facilities Plus furniture (kitchen) How this relates to [SA], I don't know – in [BB] many things are still very cheap. Regarding the floor plan: The 3.15 meters are indeed quite tight. For 2 festive weeks, I personally wouldn't want to give up 50 weeks of space in the TV corner. You should also see with four people how you watch a movie on the sofa. But they are not only very tight in the living area. Also in the kitchen: 60cm kitchen line, 1 meter passage, 90cm island, that makes 2.50 meters. Practically 60cm remain for a theoretical seating area. With the elongated kitchen dimension, you should also use the length for the seating area and such. Fireplace: where it is now, its warmth hinders the seats on the right side of the plan. The heat will even singe the chair backs. I bet on that! It is better situated at the right corner of the all-purpose room door. The utility room has a good size. I find the wardrobe too small for 4 people. Upstairs there is similar space wastage in the hallway. However, I find the 3 children's rooms or office well arranged. Fundamentally, it surprises me that you plan the garage in the west. It is much better placed in the east. Nevertheless, if laundry is done for 4 people in the utility room, I would give up a direct passage. Issue of humidity in the utility room: ventilate, manually or by system. What's in a shelf also fits in a kitchen cabinet. Since the plot/building area is very large, I would also set the house a bit further back. A 5 meter forecourt offers space for playing, lingering, bicycle repair, etc. 3 meters offers almost nothing.

Did I overlook it or was it not mentioned yet? From Saxony-Anhalt, that would be too far for me as well *SCNR* (even though I usually believe it doesn’t necessarily have to be attached to the house) ...
