It's not the end of the world, but considering that the adjacent rooms have 22°C and there is still a freezer in the pantry, I find it quite remarkable.

Oh, the staircase only bends out of necessity to make the house shorter, not by choice? – with the Werra there is no such necessity, and neither with the Inspiration-suspected but smaller Oker. Which of the shown design elements (bay window, gable, facade) actually grew out of your wishes? – from my point of view, the house has quite a lot of Schantalle styling in the views.

We had always planned a straight staircase because we could use the space in the hallway better that way. Our planner has now planned a different staircase.
The bay window was our wish. The gable and facade were done by the planner.
What do you mean by Schantalle styling?

Bay windows or any kind of projections I would never specify, but rather be open to their emergence. By Schantalle styling I mean large-scale smokey eyes or the bay window-gable combination also applied as a wide black eyeliner. Such things always seem to me like the transfer of disco makeup from less educated social strata onto "architecture." Inexperienced young builders often have a lot of unfounded fear that without the conscious application of popular McMansion Hell elements their house would be too boring or not modern enough. But one can be completely relaxed about that; houses usually turn out much more convincingly beautiful than if one tries to "force" it. Conversely, it is almost a guarantee of ugliness to "transplant" design details that work in other building formats. The latter probably does not apply to you – unless I have overlooked terrain specifics.

So acquaintances built a city villa in 2020. They paid about 350k euros excluding the land and including garage, outdoor facilities, kitchen, etc.

That may be the case, but I wouldn’t want to rely on that alone or would only believe it once I know the actual amounts incurred. Sometimes people tend to say such things off the cuff, but when you do the detailed calculations, a different result sometimes appears. Additionally, the price can change very quickly due to rather inconspicuous differences.
