Too bad about the dresser in storage! Our 3-year-old daughter neatly puts her shoes under the stairs (otherwise we do it) and brings her jacket to the utility room or lays it on the bench and asks us if we will hang it up. It's all a matter of conditioning. Let's see how much longer it lasts.

I completely agree with you. Everyone as they like it and feel comfortable. I just wanted to give an example that 7.5 sqm can be quite sufficient (although I have seen many designs with even smaller utility rooms). Especially considering rising construction costs. Maybe here a trend towards downsizing helps again. It doesn’t have to be 150-200 sqm and then complain about high building costs. But everyone as they think. I finance construction projects daily and have to increasingly shake my head internally: 150 sqm minimum (in structurally weak areas) and then it’s not enough for proper outdoor facilities.

You have dealt a lot with historical architecture – what is considered representative and important is constantly changing. Currently, space wasters like dressing rooms, children’s bathrooms, large open-plan rooms are in demand. Given the ongoing German aversion to built-in wardrobes planned into the construction. These, by the way, also played a central role in Bauhaus architecture, which was not continued by the modern successors. So everything just keeps getting bigger. In our region, there has been an incredible villa for 10 years. Slightly elevated, great view, very visible. Really good modern architecture. The site is still a construction site, with no progress. You can’t make it clearer that someone has miscalculated.

Every house/building stands or falls with its surroundings. They can either make or break a lot. The overall picture just has to fit... and the budget. I could also feel comfortable with 250 sqm if I had the money and the location allowed for a resale or there was solvent clientele available. In our rural structurally weak area, it makes no sense to build a huge villa for 500-600 thousand euros, because there is no one to pay you back such an amount. Here, 495,000 € is currently the pain threshold for a large 200 sqm existing property with pool, sauna, horse stable, outbuildings, etc. And I don’t know if the asking prices were ever realized at all. 200-300,000 € is more within the range here.

Unfortunately, this is currently a topic in a parallel thread: miscalculated, needing additional financing, and now it’s still the outdoor facilities for which there is no money.

Built-in closets, at least one row from the entrance to the open dining room, I wanted as well, we wouldn’t have been able to pay for them. Yes, that’s how it is with dear money. Although I have to correct myself: we would have had the money, but it wasn’t worth it to me.

I once had that, it was extremely inconvenient because everything was stored there and somehow got mixed up. I meant built-in wardrobes that, for example, form the wall between the bathroom and bedroom and provide space in the bathroom for towels etc., and in the bedroom hold the closets. Or between the hallway and children's rooms, so that you can store bedding, blankets, small tools, or suitcases in the hallway and have small built-in wardrobes in the children's rooms.
