About the floor plan:

I'll take the example of the walk-in closet: where would you like to put a wardrobe? Do you see the problem? It's the door!! The door does not offer you any space behind it for bulky furniture or wardrobes. That would be, for example, valuable storage space! This mistake runs through every room. Thus, you don't get the most out of the room. It really counts for more than just drawing walls, installing doors, and numbers.

The kitchen is practically barely furnishable. Apart from the fact that the pantry will be terribly narrow. The whole room ratio to the rest of the living space is not right.

Storage space: yes! ... discussed. Under the stairs, storage space is to be created? Built-in? Is it supposed to be a narrow hallway or ...?
Wardrobe for 4 people? Seasonal clothing?

Since you have no special wishes, if I were you, I would look for a functional standard floor plan and possibly modify it a bit.

Yes, it was planned to enclose the stairs in order to use the storage space underneath. The "wardrobe" is of course only for the frequently used clothing. But isn't that a problem you have in every Flair 124 anyway?



We actually didn't want to toss everything out and start from scratch. What standard floor plan do you have in mind that covers our spaces?

I don’t know your wardrobe, but from my point of view, the 22m² bedroom and dressing area are already very generous, but difficult to furnish. With a bit better planning, you could surely create more storage options in less space.

A straight staircase looks beautiful. However, I find it very difficult to implement in square floor plans and space-consuming because you almost always have the problem of lighting on the upper floor. For example, a U-shaped staircase resting on the wall has its advantages there because you come out more centrally in the house and can bring daylight in through the stair window.

I would claim that you can fit the desired rooms into 180m², but a lot still needs to be optimized. Whether you can manage that with a straight staircase? If you change that, it means starting over from zero again.

It might also make sense to rethink the entrance area. Perhaps it makes more sense to have access to the house from the garage side rather than from the street side. Then, for example, a U-shaped stair landing to the northeast could be used to access the upper floor.

What kind of sport is done? Are the heights sufficient there?

You can see for yourself that the straight staircase consumes about 25m² of hallway. That is a nice living room! I would also switch to a landing staircase, then you have more freedom in room design. I myself have a straight staircase in a city villa, but in retrospect, I would also choose a landing staircase.

This way we won’t get anywhere! Just furniture everything and see what and how you can actually furnish. You were already advised to do this.
Start by drawing in tall and wall cabinets in the kitchen plus island (if you like, in the dining area), then cabinets in the dressing room.
Feel free to do this with pencil on your drawings. Or in your digital drawing, but please using real measurements.


Well, nothing really has been created yet, or is worth holding onto anyway.


What does the house have to do with the Flair 124? Whoever builds the Flair 124 doesn’t have the wishes you have.

Thanks for the tip. We had already thought about that. We definitely wanted the entrance in the front center and couldn't find space for the landing staircase, as then we would lose a room on the ground floor... But maybe we're thinking too limited.



In the Flair 124 there are also 2 children's rooms, ergo 4 heads and thus comparatively a lot of clothing that needs to be accommodated in 125sqm living space. But you’re right, the comparison doesn’t get us any further.



We will definitely do that. Thanks. If you have suitable standard floor plans or ideas, bring them on. We are happy about any hint.
