Hello everyone :) ...
finally the time has come - the contract with the general contractor is signed, the first draft from the architectural firm is here and so is the sobering reality :(

I have adjusted the questionnaire again and only used the relevant points:

Development plan/Restrictions
Size of the plot - 1461 sqm
Floor area ratio - 0.4
Plot ratio - 0.4
Building window, building line and boundary - 3 m - garage allowed on boundary (see attachment)
Number of floors - 1 full floor
Roof shape - 22°-50° hip roof or gable roof

Client requirements
Style, roof shape, building type - bungalow without angle with (*sigh*) now hip roof with 25°
Number of people, age - 2 (29,35) - 1 child planned
Overnight guests per year - approx. 10
Open kitchen, cooking island - semi-open / kitchen separated from dining area by sliding door
Number of dining seats - 6 - 8
Garage - double garage with extension
Additional wishes/special features/daily routine, also reasons why this or that should not be
- wanted in terms of rooms: 2 children's rooms, 1 bedroom with adjacent dressing room, a living/dining area with semi-open kitchen, guest WC with shower, main bathroom with shower and bathtub, and utility room.
- separation of public and private rooms

Excerpt from my information to the architectural firm:

Bedroom:
- preferably north-facing without terrace access
- adjacent dressing room
- bed incl. bedside tables require about 3.10 m room width and about 2.50 m room depth

Children's rooms:
- preferably south side
- separated from living area
- size children’s rooms between 13 and 15 sqm

Utility room:
- space for geothermal technology and other technology, washing machine
- storage space + room for possibly later to be installed photovoltaic storage
- if possible, access to the garage

Hallway:
- width approx. 1.75 m or 1.80 m - at least in the entrance area
- hallway to the private rooms can also be narrower

Kitchen:
- terrace access
- preferably north-facing
- separable from the dining room by sliding door
- no cooking island
- pantry (if possible)

Living area + dining room:
- dining table dimensions 2.20 m
- terrace access

Living/dining area and kitchen preferably as an L

that’s about our wishes :)

House design
Who is the planner:
- architect based on the above wishes
What do you like particularly? Why? - the separation of public and private spaces
What do you not like? Why? - living/dining and kitchen area is too small for us; utility room door to outside; dressing room not adjacent; no sliding door kitchen/dining room
Price estimate: fixed price for construction start 2022 - 252k including various special equipment (e.g. electric blinds, integrated fly screens, two-tone windows, aluminum front door, underfloor heating with cool function, 6 LAN sockets, garage slab 6x9m, ...)
Personal price limit for the house, incl. equipment: 320k excluding additional building costs
Preferred heating technology: geothermal with deep drilling (already included in house price)

If you have to give up, which details/extensions
- can you give up: garage access to utility room (already deleted due to the special plot), pantry (also already deleted)
- cannot give up: dressing room, spacious living/cooking and dining area

Because I am not sure whether I am allowed to upload the architectural firm’s draft, I scribbled the floor plan on graph paper and ask for your opinion
Exterior walls are 36.5 Poroton, interior walls according to construction description 11.5 or 17.5

Furniture dimensions (except mentioned above) are not yet known, as these will only be acquired new upon moving in

I already had another thread (gable roof bungalow 145 sqm feasible) - but somehow I am not able to link it :-/
I only have the pictures as JPG :(

If I have forgotten anything or formulated anything unclearly - shout at me :D

Thanks already for your suggestions :)

Greetings

Bed including nightstands requires about 3.10 m room width and about 2.50 m room depth. However, that is very, very tight,... beds are usually about 2.10 m long because of the frame. Then you still have 40 cm to the wall. 3.10 m width is also very tight for a 2 m wide bed.

Room dimensions according to the architect are currently 3.2 m x 3.55 m ... Bed including frame is 1.94 m wide - plus nightstands each 54 cm wide ... 2.11 m long, in front a chest with 45 cm depth ... We do not want and do not need a large bedroom - apart from the nightstands no other furniture will be placed in the room ... but still good advice ... when you get older you might need more space to get out of bed ;) ... we will discuss it again ...

The hallway near the bedrooms is supposed to be 2.20 m wide? Without doors and windows, the plan is hard to assess.

no 1.50 m ... okay I realize it myself - without the measurements it's useless o_O I'll get them right away ... sorry ...

Then redraw the sketch completely and draw all rooms in the correct size. Otherwise, the proportions won’t fit if the hallway is drawn too wide. The first thing I thought was also why the hallway is so huge. The hallway in the entrance area is also drawn too large.
