Floor plan and orientation of gable roof house: Experiences?

We also find a bungalow interesting. However, that might be tricky with the sealed ground area (floor area ratio of 0.3). And I would like to still have enough garden left.


How would you best save on the garage?
I was given the tip that a corrugated sheet metal garage is an inexpensive option that is quite acceptable.


The house really is "boring." It doesn’t have any kind of "eye-catchers." But that doesn’t bother us.

Why would the kitchen hardly be able to be furnished? With just one window side and the room size? What have I not considered?



We have no builder commitment. We just liked the floor plan, which is why we took it as a "working version."
Local providers (area Hildesheim (south of Hannover)) would be very welcome. I’m happy to receive recommendations regarding this. For example, we have been given "Meister...." from Hameln as a local builder.

We built with Nurda (Burgwedel). They were quite affordable but reliable. I just noticed that they have really slimmed down their website :(
Now you probably have to order catalogs to get wiser.


Well, at 0.3 you don’t really have to worry. And not with the size of the plot either. Do you want to plant a huge garden plantation there? It probably doesn’t need to be playground equipment ;)

Even with terrace, garage, parking spaces, and driveway? From a rough estimate, I had the impression that we come quite close with the 1.5 floors.

We don't want a large plantation, but we do want to enjoy a bit of greenery (pond, green idyll, and fruit/vegetable garden).

I have two steel sheet garages, okay for cars, less so for furniture and files. It is very good that if you want to upgrade later, they can be sold to self-collectors with little loss of value; that is not possible with concrete garages. Only that this is nonsense here several times: first because the shape of the house has already been questioned legitimately, and secondly, I also see a transgenic floor plan donation (stone house floor plan suggestion possibly implemented by the timber builder) as not the ultimate wisdom. There is a whole section full of them here (experiences with construction companies), your region is not exotic and has surely already been discussed.

Take a look at the floor plans of the family houses from Viebrockhaus Maxime 120 and 200. Possibly mirror them and close off the kitchen. The mentioned staircase from the green forum is also installed there.
A too small KS would annoy me for the rest of my life and I wouldn’t plan it at all, but go straight to at least 125 cm.
Alternative: the bungalow V7B mirrored.
But if you don’t have a BT connection anyway, I would take some time to look at model houses from regional builders.

The floor area ratio applies to the house with terrace….
There are families who manage to create a nice family garden on 450 sqm – with 660 sqm you don’t have to struggle.

I suspect that the 300,000 including additional construction costs have to suffice?

Am I right about that?

I think it’s wrong to already discuss saving measures with garage and co now. Maybe think about how the basic calculation is, whether it holds up to reality and whether you don’t actually assume that a catalog price is also the final price for the house. But there are enough topics here in the forum discussing and realistically naming current construction prices. I also don’t see photovoltaics included here in terms of price.
