So, here I am again.
Countless new drafts were started and discarded sooner or later due to unsolvable follow-up problems.
Result: In none of the drafts did I manage to incorporate a reasonably walkable landing staircase.
Options:
1. Extend the house approximately 90 cm in the E-W direction. Leads to a nice ground floor. Planning the upper floor, however, is difficult but doable. Probably significant additional costs and a living area >200m². Both actually not desired.
2. Farewell to the house template and general contractor and replan with an architect. Quite conceivable and the more I read into the individual trades, the more likely it becomes. Some special requests cannot or are reluctantly offered by the general contractor themselves (e.g. electrical work), for others, unrealistic surcharges are demanded, so possibly some trades should be outsourced. Nevertheless, I want to continue my own planning for now, especially since my rough search for architects has not yet triggered an aha effect.
3. Forego the landing staircase. Even though the thread was almost entirely about this topic, it was never a must-have for me. I would find it nice, no more. The cloakroom area is more important to me, for example. So I have initially started there.
Changes/improvements essentially:
- Passage to the garage was removed, consequently the garage separated from the house.
- Washing machine/dryer definitively moved to the upper floor.
- Study moved to the north side, towards the nicer view and avoids sun problems during PC work.
- Kitchen enlarged and door relocated for a significantly relaxed layout, aquarium moves to the opposite wall.
- Guest WC to SE, larger than necessary, 2nd shower remains open,
the appearance of the passage in the finished house is questionable.
- Small increase in the depth of the living area, certainly nice in the most used family room.
Miscellaneous:
- I have not yet dealt with the location of the windows in the new rooms. Since I have not created any 3D views yet, it remains to be seen, for example, whether the offset of the kitchen window has a more positive or negative effect.
- What do you think about the width of the corner glazing in the dining area? My research brought no recommendations here and I set the 2x 1.50 m somewhat arbitrarily.
- In the new plan, the utility room, guest WC, kitchen and bathroom are now stacked. According to the general contractor this is no problem, but why solve problems that don’t arise.
- The direction of the staircase run will probably still be changed, but this does not matter for the other floors.
- The length of the staircase should fit the step size; if necessary, there is also room for one extra step. Although after test walking and measuring several staircases, I am almost of the opinion that the standardization is exaggerated here. Even with exceeding the “ideal” step size by several cm, a staircase could be walked very well.
- We have no problem with the separate dressing room. A direct connection to the bedroom is nicer, but inevitably leads to unacceptable compromises in the floor plan.
