I see it that way too! ... 27 years old? ... You are building now for the family, when you are 70, that is still 43 years away, do you want a central middle hallway in a square or none at all, from which the bedroom and a living room branch off, and you don't want a garden either. What I want to say is: not even you know what the future holds and what wishes come later... the house is now for a family and should be planned accordingly.
Income situation: I don’t think it should play a role here, we have €320,000 equity and therefore the house construction should be financed only from equity.
No one is asking about the income situation here; they want to know the calculation costs or how expensive the house is allowed to be.
If you have €320,000 equity, that is enough for the house and incidental building costs, but not for the garage, outdoor facilities, kitchen, and electrical work. So you are borrowing money anyway – banks usually don’t do loans below €100,000. Then add another €50,000 and plan a family house, not a senior apartment.
By the way: I have a neighbor who also paid for his semi-detached house from his cash assets. He is about 60... (semi-detached ;)) ... anyway: now in the third year he has no garage, his bike stands on a pallet, the house base is brown from dirt and otherwise there is nothing. Well, he did treat himself to new pallets. If he had done a house financing before building, he would have had liquidity for the garden. Now he has no more money and the bank won’t give him any. It's quite a predicament ;)
