So, here I am again.
Countless new drafts were started and discarded sooner or later due to unsolvable follow-up problems.
Result: In none of the drafts did I manage to include a properly walkable platform staircase.
Options:
1. Extend the house in the E-W direction by about 90 cm. Leads to a nice ground floor. Planning the upper floor is difficult but doable. Probably significantly higher costs and a living area >200m². Both actually not desired.
2. Farewell to the house template and general contractor and replan with an architect. Certainly conceivable and the more I read into the individual trades, the more likely this becomes. Some special requests cannot or are reluctantly offered by the general contractor themselves (e.g., electrical work), for others, unrealistic surcharges are demanded, so some trades might have to be outsourced externally. Still, I want to continue my own planning for now, especially since my rough search for architects hasn’t triggered any aha moments so far.
3. Give up on the platform staircase. Even though the thread was almost exclusively about this topic, it was never a must-have for me. I would find it nice, no more. The cloakroom area, for example, is more important to me. So I started there first.
Changes/improvements essentially:
- Passage to the garage was removed, consequently separating the garage from the house.
- Washing machine/dryer finally moved to the upper floor.
- Study on the north side, towards the nicer view and avoids sun problems when working on the PC.
- Kitchen enlarged and door relocated for a much more relaxed layout, aquarium moves to the opposite wall.
- Guest toilet to SE, larger than necessary, 2nd shower remains open, the appearance of the passage in the finished house is questionable.
- Slight increase in the depth of the living area, certainly nice in the most frequently used family room.
Miscellaneous:
- I have not yet dealt with the location of the windows in the new rooms. Since I have not yet created any 3D views, it remains to be seen, for example, whether the offset of the kitchen window has more positive or negative effects.
- What do you think about the width of the corner glazing in the dining area? My research brought no recommendations here and the 2 x 1.50m I set more or less arbitrarily.
- In the new plan, the HAR, guest toilet, kitchen and bathroom are stacked. According to the general contractor, doesn’t matter, but why solve problems if they don’t even arise.
- The running direction of the stairs will probably be swapped, but that doesn’t matter for the other floors.
- The length of the staircase should fit the step measurement, but possibly there is room for an extra step. Although after testing and measuring several staircases, I now almost think the standardization is exaggerated here. Even when exceeding the "ideal" step measurement by several cm, a staircase could be climbed very well.
- We have no problem with the separate dressing room. A direct connection to the bedroom is nicer but inevitably leads to unacceptable compromises in the layout.
