Hello, I actually find the floor plan quite nice. What I would change is the layout of the guest WC and the study. Otherwise, they will just be two ugly corridors. Also, I find the utility room with three doors as a passageway very small. Is all the building technology supposed to go there? For the size of the house, I also find the children's rooms rather small in the end. However, that is always a matter of personal taste. We get by with a similar room program (although only one study) with 180 m² and children's rooms of 18 m². Also consider whether you really need both studies. As long as there are no children yet, you can still use one of the children's rooms as a study. If you have two children, will you really be sitting in both studies at the same time, or would a somewhat larger study do? Eventually the children will leave the house again, and you can use a children's room again. Otherwise, they will just become storage rooms anyway :)

I was not far off; therefore, I think that 360TEUR will not be enough. Single-family house, Kfw 70 incl. BP: TEUR 283.5 Garage: TEUR 12.0 Estimated total TEUR 295.5; after cost estimation, TEUR 64.5 remain. This amount must cover painting work and floor coverings, outdoor facilities, reserve for extras as well as typical incidental building costs amounting to TEUR 40. I don’t really see that; sorry. That's already quite a big number :( According to the architects' statement, the indicated costs are based on the construction projects they have carried out in the area, so I thought they would be accurate. Especially since the garage with 17.5 TEUR and the outdoor facilities with 15 TEUR were already included. Is the planning service / structural engineering (architect) already included in your total? I don't like to believe that, because the Ruhr area is not significantly cheaper than Düsseldorf or Cologne. Given the size of the property, I have already assumed "only" €1,500.00/sqm, although the planning will require some surcharges – such as the increase in floors or the concrete staircase, which still needs a covering and a railing.

How is the standard defined? Background: I was quite surprised these days to read that a very well-known Rhineland provider is saving on the construction of the roof covering on the shed roof.


For a masonry garage, the price is too low; for a prefabricated garage, it is set too high.


I always allocate 10 TEUR for outdoor facilities (access path and terrace + level ground) in EL, but upward adjustments are all open. Some planting is certainly allowed; at the end of the day, the amount is usually uncomfortably high. Just ask the users here ;)


It is always included in my cost estimates.

I unfortunately do not have the calculation here now, but the standard is not defined. This is the initial draft from a conversation with the architect. "Our" standard would be defined here in individual tendering after (numerous) further conversations. The more detailed the planning becomes, the clearer the final price :) Regards Markus
