Hello Markus,


This is the usual way when building a house via architect and individual trade contracts. It also means that the construction price will only become concrete once the tender documents are received. Therefore, I would advise you to keep a cushion in reserve! If you don’t need it, many nice-to-haves regarding furnishings & co. can be realized. If you do need it, you will be very glad not to have to finance it afterward – if that’s even possible ;)

Thanks for the tip. We're thinking about that at the moment. The stated amount is already rather at the edge of our comfort zone. We'll crunch the numbers over the weekend.

- I don't like the WC/work area solution either.
- HA/laundry room has already been mentioned (space for connections and technology, doors).
- Third gable only for the bathtub? Expensive ... maybe a dormer would also do?
- Children's room is too small for me as well ... even the entrance area on the ground floor is bigger.
- The "bathroom" is located between the children's rooms, but is supposed to be used only by the parents?!
- Dressing room somehow pointless, difficult to furnish (2x wardrobes with one meter width, then comes the sloping roof) ... bedroom with dressing room unnecessarily large.

- WC / work area we would have to see what is still possible there
- HA/utility room we need to clarify again whether everything we need fits there
- The gable is a dormer :)
- Upstairs we would reshuffle a bit: swap work and sleeping areas and turn the "children's bathroom" into the master bathroom. The dressing room accordingly off the bedroom.
- We are still discussing the size of the children's rooms

Ok, I expressed myself poorly.

I meant a (box) dormer, see Wikipedia. ;) I don’t know if that is cheaper. But the solution seems quite sprawling in the floor plan (the structure extends beyond the bathroom) and pretty expensive just to fit a bathtub.

Even though I have almost given up on all exterior design gimmicks: shed dormer, no thanks :) - My wife really doesn't like them at all, and I don't find them really beautiful either.

A bathtub is a must for us - I will find out about the extra cost.
