Let yourself be shown the staircase in section. Above the 4th step there should already be the upper floor. I think the passage could become too narrow.

The "upper floor" does not begin there. The planner only transferred the outermost edge of the storage room below the staircase on the ground floor into the attic drawing ;) Rhineland greetings

The floor area is slightly smaller at the bottom, but without an extension.

Constructively less complex and therefore more cost-effective.

From the first feeling, the floor plan works much better. The orientation is again roughly north at the top.

Then I can forget about the view of the first plan; not wrong either ;)

Do you at least now know what the design will cost to build?

Unfortunately not the first one - after seeing the second one, the first would probably be out as well.

The second is straightforward, built stone-on-stone at around 360TEUR (all incl.).

Does that suit you from your point of view?

Where in NRW is the construction supposed to take place and what exactly do you mean by "all in"? Rhineland regards

Where: Ruhr area / Märkischer Kreis All inclusive - Floor surfaces / painting work - Garage - Outdoor facilities (estimated here at 15k) - Earthworks... Almost all "cost groups" that an architect can specify without the land. Regards Markus

Unfortunately, I just don't know how many sq m the last draft concerns. The values on the plan on the ground floor contradict in my opinion your written information. For me, it results in significantly more than 170 sq m ...
