Good morning,

I'm still not completely happy with your ground floor. You have so many small rooms that you no longer have a living room. And because of the entrance on the right, you have quite a long hallway. Would you like to at least swap the WC and the entrance? That way you could save hallway space and make the office or WC bigger.

But I would also recommend not leaving the open space square, because, as I said, you somehow don't have a properly zoned living room.

Unfortunately, I find cost estimation extremely difficult nowadays :confused:

The house may only be as wide as shown? Why 2 vehicles side by side? That doesn't work. Unless you stay sitting in the car. :D

I myself also have an open space and have expanded the space to 55sqm by integrating corridors. Only, the 55sqm doesn't feel overly large. I don't want to imagine how tiny 35sqm must seem. If I were you, I would try to get a few more square meters out of here or build wider, no matter what.

There is nothing to criticize about the upper floor. I think the bathroom is well done. You don’t have to make the children's rooms that big given the floor area, but that’s a matter of taste. Only the bedroom might not work depending on the size of the bed. What I also noticed is that you can probably forget the fireplace in that location. With a properly drawn fireplace + the required clearance area, no dining table could stand there. Sorry to say this, but the ground floor is a sham. It promises more than it can deliver. Even if the plan may be dimensioned. Those are rough construction measurements, so go over them with a ruler, keep that in mind, and draw in actual furniture. Consider building a single garage and using the resulting space for living.
