Calculating according to DIN is definitely not a rip-off

And what do you get from the DIN as a builder and buyer? Exactly nothing.
As a seller, of course I can count my 70 sqm
terrace as 50% of the living space according to DIN. But come on, please. You don't have to defend that.

Besides, I already wrote... like in apartment construction. Only that I don't expect that in house construction and neither does the OP, otherwise he would have written 115 sqm of living space. Unless he also thinks in DIN :p

True, you only get something from it if you rent out living space. Often it is just about a uniform calculation basis and less about practical use. If we count all terraces with 50%, suddenly we have a really big house. Great, isn't it?

I have to check that. If that's the case, it completely slipped past me. Thanks for the hint.

I always thought that the terrace is counted as 50% of the living area?!?

Then everything is fine for you and you have no problem with only getting “real” 115 sqm of living space. Of course, this will increase the price per sqm further. The good thing is, with the 380k€ you should now be fine, because you now have 10 sqm less enclosed space than you thought. So keep going…
