Which brings us back to the question of costs, right? But of course, 125sqm without a basement but with an office is little.... Maybe move the office upstairs and make the children's rooms a bit smaller?

Just saw… This S-entrance/hallway is ugly and a waste of space… Entrance in the middle! You have to consider every sq cm here! Move the kitchen forward a bit… What is this lonely couch supposed to be? Wardrobe/dresser? But first, adjust the measurements.

Thanks to everyone for the suggestions. The plan is preliminary, although I think we won't make any major changes anymore. We might possibly drop the combined office/storage room. For cost reasons, we will not build a garage; the carport with two parking spaces is a requirement from the community for this terraced house, like many other things. Despite the current cost situation, I cannot imagine that we will be at €3,000.00 per sqm for our "little house."

I think the floor plan is quite good and I would also keep the office. I'm still not satisfied with the TV and the sofa, but maybe you don't watch TV :) You would have to play around a bit to see how the ground floor could be rearranged differently, but the staircase right in the middle of the house somewhat prevents nicer L-shaped layouts for the open-plan area.

According to common calculations, I also don't think it costs 3000€/m². However, if you include the carport, ancillary building costs, etc., the figure will end up over 3000€/m². Therefore, don't fixate too much on such a single number, it’s better to break down the estimated costs clearly.

What would those be?

For a 12 m plot width, 2 parking spaces side by side as a requirement?
rather total, right?

Regarding the costs. The smaller the house, the higher the cost per sqm (proportionally).
Example: Heating for 10k€ "spread" over 125 sqm (80€/sqm), for 200 sqm it would be 50€/sqm.

Actually, an additional upper floor was originally required. We did not want that and were therefore able to prevent it. The two parking spaces are to be considered as a whole, yes.
