I mean your construction costs. You have to deal with your construction service description and check what exactly you have to do yourself on site. It already starts with the fact that you might be responsible for preparing the construction site. Construction electricity/construction water is usually not included, nor are excavation works. If you then want to deviate from the standard (tiles, sanitary, electrical), you will usually have to pay extra. But as I said, you have to read into it.

We have to take care of the applications, painting work and floors in the living/dining room/kitchen and 3 bedrooms; the rest is done by the construction company. The construction company pays for construction electricity + water until the connections in the house are finished, as well as the civil engineering works up to 40 cm. We went through the construction service description with a separate construction expert.

Very nice, that sounds very sensible and well thought out, and one should also assume that most builders do this, and a good financing partner, at the latest the banks, admonish and address this again in case of serious errors.

Otherwise, if you had needed help in this area as well, I would have expected your request for help earlier or additionally in a corresponding thread.

Unsolicited and without necessity, despite your wish, there were demands that had nothing to do with the actual topic.

Can you or do you want to briefly describe or summarize again what is causing you headaches regarding the required financing, or what is holding you back, so as to return to the actual topic?

Here are just neutral people in the forum who 1 work in the banking sector 2 work in the construction industry 3 have built / bought and financed a house. Not everyone can handle the truth. As far as I'm concerned, everyone may build and later live in the unfinished house because the finances are all used up.

Just for understanding.

Do you have a geotechnical report for the plot? In other words, is it known what the soil conditions are regarding load-bearing capacity, etc.?

Does your construction company pay all fees such as sewer connection costs and similar charges that are normally billed by the municipal utilities or providers?

If the construction expert has also inspected the property in connection with the construction performance description, it could possibly be fitting. 40 cm is just pushing aside topsoil, nothing more. If gravel, foundations, etc. are found during the geotechnical survey, based on experience within acquaintances, it will cost you almost 20k€. Don’t get me wrong. I just want to say that the word turnkey does not protect you from unforeseeable costs/traps. But everything can also go well and nothing happens. The annoying thing is that you apparently have no buffer to react to the unforeseeable. And I don’t mean 5k€, that is not a buffer.
