Thomas, once again so you understand.... If the financing proposal had even been remotely acceptable, I wouldn't have said anything except about the construction cost breakdown. It's not as if the OP requested this financing option. Maybe it's just the financial advisor's lack of experience, who knows.

Offtopic: I have turned away from your financing forum so that I no longer have to endure your whining and know-it-all attitude. Please go back to where you came from. Don't start acquiring clients here again as a financial broker.

In order to evaluate the financing, and that is what we are supposed to do, the following parameters must be known:

- total production costs (excluding kitchen and inventory)
- land purchase price
- construction location (due to the selection of regional banks and state funding)
- incidental acquisition costs
- equity capital
- financing requirement
- desired interest and repayment rate

This way, there would be a common language and sustainable help and support can be provided.

Some of this has become known gradually through unimportant posts (including mine), but this question should have been asked first of all; without the information, the financing offer from us cannot be evaluated at all, but some already have it, how sustainable that is, I do not understand.

Then so be it, if you think you know who I am and I accept that. However, your statements here do not become more correct because of that, and your assignment remains unclear.

I don't know what advantage you want to bring to the OP if your statements are inappropriate, wrong, and generalizing, and you show no interest in the OP and their intentions with your answers.

Take care of the OP, and sustainably at that, not me, because it is not about you and me, but about the consumer whom we are supposed to help and can help!

It would only be sustainable if I could make him reasonable financing proposals (as a financing broker - which I am not), but go ahead...everything has an end (as you like to say).

Regarding that, possibly the broker made these offers with the best knowledge and conscience, and if it is not enough, then it is not enough, but that is also what this forum is for, then we point this out objectively and raise concerns instead of spouting clever nonsense and bringing zero added value!

You are not a broker, no you cannot be, but you pretend to be! You don't need to do that, help and support instead of acting as if you alone have the solution!
