Construction financing proposal, opinion?

???? Of course this is a house-building forum, but with the subthread Finanzierungsvarianten und Baufinanzierungsforum!

Why shouldn't these two subforums be occupied with the actual topic, the questions already suggest that and according to the heading the users do post their questions and concerns??

HilfeHilfe, your last sentence in bold has now been refuted in 2 threads where the OP tells you that it is supposed to be about financing! Furthermore, of the last 10 threads (I am taking these as exemplary) the OP's request ends without a clear statement regarding the initial question, please read that again.

No one said the manners here were bad or the overall quality, but do you think the OPs have made a single step forward regarding financing or the comparison of posted variants?

Now seriously, in large parts the initial question was not questioned or clarified at all, I cannot see any help or support whatsoever with regard to financing and its variants, and the OPs can no longer be heard!

Then you deal with it professionally and factually and try to clarify, improve, or help!!

It is not about the best interest rate? Why not? The TEs partly even ask this as a question and in comparing the options it can also be about interest rate improvements.

Do you think the TEs would not be grateful for that? What is supposed to be the focus in these two subforums? There are so many good subforums here where help is provided regarding construction costs etc., but here the lid is supposed to be put on quickly, go to the house bank (the TEs go there anyway) or go to 1-2 intermediaries? Yes? That would be like saying in another thread about house building costs, go to a building surveyor!

An open discussion around the topic of these two subforums and the initial question is desired by the TEs, otherwise I cannot imagine why they partially spend so much effort posting their project with regard to finances and proposed financing options here!

Zaba, you have way too little or no information about the construction project in many cases and you want to point out on a financing subforum, on the first page, what a scoundrel the general contractor is? That really can’t be serious, really not. The TEs don’t want or can’t include these matters because their focus is something entirely different, but you already know best?

Posting technical jargon, many many babbling words, loan-to-value ratio, full amortization, etc., always very gently, you can do it, but it's a complicated field, ask me, ask me.... Harbor cat quietly prowls between the fish crates, where is the prey, where... where.... Finally, the private message from the questioner arrives, bam, now tomcat Rumpel snaps, I am the biggest financer in the world, ask me, I'll fix you something nice.
That's what it's about, isn't it?
It's not wrong to sell money. Every bank does that too. But then lift the visor and say what you want. Karsten

In post #8, you have a shortened cost breakdown from your financial broker. Does your own cost breakdown also include items like outdoor area, paving work, etc.?

And don’t let the rubbish babble stop you. He is just new here.
