Our basement is calculated at just under 65,000 euros for just under 90 sqm - no [Weiße Wanne]. Instead, 2.40m ceiling height and partly underfloor heating and fully insulated.

30-40 TEUR could be tight...

I was now assuming the difference between the variant with a slab foundation and a slab foundation with a basement. Seen that way, one usually says that the basement has the lowest price per sqm, about 200-400 euros per sqm for the whole house, and with a small additional capital expenditure increases the area by one third. Seen from the point that the technical room could also be relocated to the basement, you would already save something upstairs or could plan smaller.

My main concern was now a possibly enormous cost saving versus possible benefit.

Depending on the size of the plot, I would possibly recommend a large garage or a large carport. Both are available with storage rooms in various versions and the costs are moderate.
Put the heating in the utility room or, like some of us in the new development area, under the roof... there are many possibilities.

For us, the “bathtub version” was, for example, too expensive. We are building a really nice large carport with a storage room and a log cabin garage as a shed for junk. In the garden, there will also be a garden house for the stuff you don’t always want to carry from A (garage) to B (garden).
Our plot provides the parking spaces; there is still enough garden left.

It all depends on the budget, the characteristics of the plot, and personal taste.

Here are my experiences from building a house in 2014:

Costs per sqm: For us, it was SIGNIFICANTLY less than 2000 euros, if you base it on the pure house construction costs including planning (approximately 1500 euros). We built solidly according to the KfW70 standard. However, although we only used good branded products (Villeroy & Boch, high-quality country house doors, burglar-proof windows, etc.), we did not invest in luxury extravagances. Certainly, it also varies greatly regionally (we built in Niederrhein (NRW)).

Basement: We decided against it. We were told something about approximately 40,000 euros, and honestly - for what? We have a huge garage, garden shed, carport - that’s enough. We don’t need to store 3000 liters of heating oil or coal, nor do we need a space for an old kitchen that we don’t want to throw away. But of course, that is also a matter of philosophy - and if money were no object, we probably would have taken one. But for us, the price-performance ratio was completely off.

Interest rates: As was already evident from previous speakers - anyone who makes sure predictions here is either a charlatan or really has the insight that will probably make him/her a millionaire... I think one should calmly approach private planning, not let oneself be driven, and once everything is set, just see what the market offers.
