I would also like to point out another topic that plays a big role in financing. Currently, most online mortgage calculators show me that a loan amount of 250,000 € would be okay with the monthly rate. But you said that this will probably be hard to achieve even without a basement. Are 25,000 € as own contribution realistic if you have 2 electricians, bricklayers, carpenters, and heating (water) installers in the family or circle of acquaintances and you yourself are also handy?
I plan to complete the house within 2 years since I’m not under time pressure and don’t have to move out of rented accommodation. So I always see the time as an advantage for own contribution. But is a realistic figure perhaps rather hard to say? You never really know who will ultimately help and who will really be there when it matters.
