Regarding the first point, I believe you misunderstood or I was somewhat unclear.
100 euros per year are charged as the fee for the Riester building savings contract. So 5 times 100 euros. Until now, I knew it so that 1% was due upon signing, but that is not the case here. Of course, more is paid monthly, namely into both Riester building savings contracts 250 € monthly, as more is not possible.
I see it that the "Wohn Riester" building savings contract still makes sense because it currently has better conditions than another one, namely an average interest advantage of 0.4-0.7%. That is why I choose this route. I do not want to use the subsidies for the reasons mentioned several times before.

I agree with you, and that is why I wrote that we will then weigh what is better at day X in 2 years. If the interest rate is at 1%, the credit from the building savings contract will be withdrawn and used as equity with a normal loan at the bank.
I can't say more about it since I am also just a layman and understood it this way.

That's the catch with a building savings contract. You pay closing fees, get low interest, and in the end, you realize that you have endured all the disadvantages for nothing and take the saved amount out again as equity.

I also took out a small building savings contract many years ago. Closing fees and years of low interest on the balance. Only in recent years, due to the lowered interest rates, has the contract for saving credit become worthwhile.
It was actually supposed to be terminated last year with the house construction, but since we didn't need the money, it just stays.

Yes, of course you can't disagree with that, and it's just like that. As often written, there probably is no red thread here.. you could probably only secure something for 2-3 years from now. Whether it really was what one should have done, you don't know. Unfortunately, nobody has the crystal ball right now. But whether it comes down to a few hundred euros that one might have lost? Hmm.. don't know..

I don't think so.

Yes, you can. Simply do not apply for the subsidy. Whether that makes sense... well.

There are even long-term "Riester" investments that take advantage of the long-term tax benefits while foregoing the subsidy (and thus subsequent taxation). However, I am not familiar with the details.

Good evening everyone,

I had also specifically asked that because it no longer made sense to me. My advisor then showed me the loan interest of a normal and a building savings contract that is eligible for subsidies. The interest rate difference was 0.4-0.7%. And he also explicitly said again that you don't have to take the subsidy. So no subsequent taxation in old age and no Riester home promotion account.

So I was astonished and rather positively impressed.
