Regarding the first point, I believe you misunderstood or I was somewhat unclear.
100 euros per year are charged as the fee for the Riester building savings contract. So 5 times 100 euros. Until now, I knew it so that 1% was due upon signing, but that is not the case here. Of course, more is paid monthly, namely into both Riester building savings contracts 250 € monthly, as more is not possible.
I see it that the "Wohn Riester" building savings contract still makes sense because it currently has better conditions than another one, namely an average interest advantage of 0.4-0.7%. That is why I choose this route. I do not want to use the subsidies for the reasons mentioned several times before.
And if the interest rate is at 1% in 2 years, the TA loan is the most expensive option.... Honey on the mouth...

I agree with you, and that is why I wrote that we will then weigh what is better at day X in 2 years. If the interest rate is at 1%, the credit from the building savings contract will be withdrawn and used as equity with a normal loan at the bank.
