... as far as I understand, there should be 2 residential units, each including living/cooking/eating, sleeping, as well as office/guest. Additionally, a basement for technical equipment etc. And, I see really big problems with the floor area ratio.

so I looked again and have to correct, the plot ratio = 0.4 and 2 full floors


So it still gets tight with the buildable area, yes, but in terms of floor levels it should thus be free in volume (cube), right?

Does the garage fully count towards the plot ratio? My surveying office said no, but I think yes

yes, the idea is that when the parents become weaker, they can come to us and we will have directly 2 units.

Please correct, floor area ratio 0.4 and 2 full floors or residential units

Yes, I had read that too. But for 550K you definitely won’t get a two-family house + basement – especially not with a floor area ratio of 0.4. Since the latter apparently no longer applies now, you can of course add a bit in area, but then the budget also has to increase.

And what about the children now? Is there really supposed to be only this one small tiny room planned for them?

So far, this whole thing seems too immature to me regarding the wishes. On one hand castles in the air (grandma + grandpa and the curve), on the other hand underselling (children’s room).

It depends on the development plan; the floor area ratio can often be exceeded by 50% with ancillary facilities such as terraces.
