The sum of the areas of the full floors of a building results in the floor area. The area of the full floors is calculated according to the external dimensions of the building.
You roughly have 17x10 m as a volume in the last plan (minus rounding plus projection at the top plan at the bedroom)...
That means with one full floor on the ground floor, your floor area ratio is already basically exhausted! Above the "bungalow" only a roof directly or a half-story would be allowed, in any case no more full floors.

yes the idea is that when the parents get weaker, they can come to us and we basically have 2 households right away.
