I do not find the floor plan from the architect convincing, it starts with the sharp-angled triangle to the left of the entrance and ends with the trapped dressing room. In between, there is still the poorly planned kitchen unit...

I think the project is brilliant, super exciting, but the floor plan has to be done accordingly, there simply should be "more" to do justice to the shape of the house or to better integrate it. In this context, however, I share the budget concerns of the previous posters.

I don't like either your design or the architect's draft. I think building the curve is nonsense. If it were mine, I would consider something like this:

However, with this house, I'm already at exactly 172m² (floor area ratio). Allowed are 173.6m².
If you skip the walk-in closet, you could squeeze out a few more square meters. Or then with a basement – but that probably won't work budget-wise.

It's as always: You have to be able to afford such "cheap" plots. Just ask !

Still the question why 2 residential units on such a tiny plot? Budget with rounding is not enough.

no, I still find both versions "wrong". Something could be made from the rounding, but what do you make of it? Staircase, hallway,... that's it. For these "rooms", geometry hardly plays any role anyway.

What speaks against a northwest open plan along the rounding? From noon onwards, sunlight also comes in there and the rounding could, for example, achieve a great effect with a fireplace placed centrally in front of it.

164m², if I lock the children in the east. Bathroom, however, above the living room - drainage would have to be well planned.

That leaves 10m² for the rest - how much can you fudge with terrace and parking space? Probably not at all?
