Can an average family afford a single-family house at all?

That could almost be true in our region (suburb of Bremen). The price per square meter has doubled in 3 years. The prices of the general contractors we had in mind increased by about 10% with the turn of the year.

At the turn of the year, the new energy saving ordinance also came into effect, don't forget that.

If 500,000€ (or whatever amount) is too much, you simply have to compromise on the new build, the location/standard, and/or the size. There are plenty of levers to adjust, so the question isn't that easy to answer. However, I do believe that the average family in Germany can afford an average home in Germany – otherwise, there wouldn't be as much construction/purchasing happening as there currently is.

You still have to do the math despite the low interest rates.

I can't tell you if there are no differences there. However, the price for a house according to the Energy Saving Ordinance 2014 and Energy Saving Ordinance 2026 (which would be the correct comparison) is of course different.

As Jochen has already correctly indicated, there is no single nationwide valid price. Building is very different regionally; even within the individual federal states. I would also not want to claim that building a house in Saarland is significantly cheaper than in Bavaria; assuming the same equipment and execution.

Prices have, as I would estimate, increased by a good 15% in the last 3 years. Just looking at what I have to pay today for copper and even multilayer composite pipes (which are used today in sanitary pipe installation instead of copper) makes me feel sick. Even a simple shower tray of 1.00 x 1.20 m these days costs €730.00 net from own capital. This runs through all trades.
