Can an average family afford a single-family house at all?

That's how it looks, for the standard "Energy Efficiency House 55" you have to dig deeper into your pocket, and many builders weigh this up, especially when the spending situation is already tight. Or they prefer to put the "additional costs" into the outdoor facilities.

The question is, how old am I when I build, meaning, will it amortize within my lifetime. Besides our salesperson, I also spoke privately with construction companies (in my circle of acquaintances), and they also say it hardly makes sense. And that's even though they would still profit from it.

You can't say that in general, it depends on the respective project. It can be moderate, but it can also really cost a lot. Simply put, complex geometry often makes the whole thing difficult. Or if you are already planning a ventilation system and heat pump, then you are almost done here.

I've heard many figures, usually between 5,000 - 10,000 euros.

I think that fits quite well with the thread. Everything I've heard on this topic over the past years also makes me suspect that homeownership is always a luxury and can never really "pay off." Nevertheless, it is much more valuable to some people.
