Can an average family afford a single-family house at all?

To answer the actual question: No! If you look at how much is earned and how much property prices have increased, you can say that an average family cannot afford a single-family house.

Of course, depending on the region.

In the Freyung region, it should be a bit cheaper than, for example, in Munich.

Personally, it would be too risky for me without bonuses, although I am not a civil servant, so you really can't compare that.

The good thing is that you can cover the land from your equity!

A family with the German average income. Currently about 4,000€ net.

The typical working-class family would probably be happy to receive 3,000€.

But that is a topic one could discuss for years without ever reaching a conclusion.

Thank you very much for your numerous responses. Then I will note that it is very likely to be 500k or more. That is really something to chew on until retirement / pension. And if you consider that 4000 net (see EA-Tec) represents the average German family income, the dream of a single-family house is over anyway.

By a certain infrastructure, I mean, for example, a school, daycare center, kindergarten, and supermarkets. Then a general practitioner and a dentist. Secondary schools in the next town and a motorway connection to get to the supra-regional centers of the region. All of this is fulfilled by the aforementioned property, and the price per square meter is within this range. As I said, Lower Bavaria is close... hence the still fairly "moderate" prices (however one defines moderate).
