Can an average family afford a single-family house at all?

I bet our house will cause the same additional costs as my current 50 sqm apartment. There would be underground parking, elevator, janitor, high property tax, instantaneous water heater, 32-year-old windows... none of which exist in the house. Depending on the literature, you calculate with €2-3 additional costs per sqm for a new building. At €2.80 per sqm, the costs would be the same for me.

Property tax is also paid in rental apartments. It is just divided among all residents, whereas the property tax in a multi-family house with a large plot is also higher. Building insurance also belongs to the additional costs in a rental apartment. I find instant water heaters very economical (own experience). Our heater does not need more than 600 kWh for hot water per year. The additional costs in apartments are often comparable to the additional costs in houses. However, this is more in terms of the amount rather than per square meter. Previously, we had the same additional costs amount in the 70 sqm apartment as we have today in the house. I have detailed this somewhere here before, but now I am too lazy to look it up. But it can also be different. Back then, before buying the house, we first found out and listed all the additional costs before signing. Most things can be found online, and for the rest, you can ask the previous owner (how much property tax he had, how much heating costs). Then you get a good overview.

The topic of instant water heaters we already had, if you use 600kWh with it, you have less than half the costs with gas/Wp. But these are just peanuts compared to other costs (the city gets a four-digit amount in taxes and fees...).

No, only fees for garbage, street cleaning, snow removal etc. and taxes. There are just cities/properties with varying costs
