Can an average family afford a single-family house at all?

My husband is currently the sole breadwinner and I take care of my son. We also looked for a single-family house, but ultimately realized that although we could afford it, we wouldn't have any money left for living expenses. Our financial advisor also advised us against it. Too little equity. Then we asked ourselves whether it could also be a size smaller ([terraced house]) and by chance found a [terraced house] in a new development area that fits our budget and doesn't financially strain us. It's perfect for us. We're not big gardeners and the living space is enough for 3 people. I think you have to be clear about what demands you have and then see what is important to you.

15% increase in three years? That would be fantastic! In the FFM area, we are talking about up to 50%!

A few weeks ago, we bought an apartment - 4 rooms, 116 sqm, penthouse. Floor, wall, and ceiling work (including materials) is done by friends of mine. Still, we end up at around €450,000.

Three years ago, you could buy such an apartment in a nice area in FFM (Bockenheim, Riedberg) for €350,000. Today, nothing goes for less than €500,000!

Real estate prices in/around FFM have skyrocketed! Simply crazy.

What also doesn't fit are apartments! Here we are at over 230,000 euros new for 100 m2... And the multi-family houses are sprouting from the ground here.. Distance areas under 3-4m to the neighbor. At least 10 units, that's where the developer gets rich.

As I said, it depends on whether you think in your younger years, "I could need 300-400m²," or "a 130m² living room is nice," and then don't want or can't maintain that on your own when you're older. But if you don’t get overconfident or can’t get overconfident and build within a normal range (which to me is 120-150m²), the calculation can work out very well. The reason you wouldn’t rent an equivalent apartment is simply that you probably won’t find one. Besides, an apartment was never an option long-term, just like a semi-detached house or townhouse. I also want to be able to turn up the music to concert volume without the neighbor or tenant complaining. Large apartments like that are already quite rare, and when you visit them and they don’t have a corner bathtub, a barrier-free shower, or a closed instead of an open kitchen, you often “have” to take them anyway because there aren’t many alternatives. BTW, the rent for a comparable house would probably cost at least 900 - 1000 € (cold rent) with us NOW and TODAY. I’d rather pay a few hundred more over the entire term than in 10 years possibly the same in rent and in 20 years probably even more in rent than to the bank over the entire term.

We searched for a suitable house for over 2 years and found nothing, although we were flexible regarding the location or a house would have suited us, but it was gone faster than we could look.

why give a 6? yes, for the majority, not for those who don’t participate in this madness. We feel very, very comfortable with a 25% rate for a house.

However, all people are driven crazy daily by the press and friends / neighbors.

The mood is like at a clearance sale. Everyone is afraid of missing out
