Excl. land? Maybe with Baufritz... with prefabricated houses there are indeed very expensive providers.

1500 euros / sqm is just standard without expensive extras (no roller shutters, no underfloor heating, no ventilation system, no expensive clinker bricks, no engobed roof tiles, simple tiles, minimal electrical installation, etc... for 2000€ you get everything mentioned above included

the sqm costs are always without additional costs, always without land.

half a million I also consider realistic for the house with 160sqm without a basement in Bavaria.

Depending on the provider / construction method, quite realistic. Solid construction is probably somewhat cheaper than timber frame construction, but in the end: no one is giving anything away for free. Therefore: whoever appears or is significantly cheaper must save somewhere or does not disclose all amounts.

For us: prefabricated house (which means nothing other than: the framework of the house including stiffening panels was cut and prefabricated in the factory), and with the famous 2k€/m² we would not have managed. 20% more quickly disappear (because of: value-added tax).
Solid construction would have been cheaper, but would have resulted in thicker walls and consequently less living space. And the balcony solution would have been different - probably somewhat more expensive - to implement. On the other hand, construction time probably would not have changed much.
Building bigger would have been cheaper per m² - but in total not really. And more than 84m² floor area was not possible on the plot anyway.

Single-family house according to the Energy Saving Ordinance: TEUR 256
Patio: approx. TEUR 7
Controlled residential ventilation with heat recovery: TEUR 13
Painting/floor coverings in EL: TEUR 20
Ancillary building costs: TEUR 40
Reserves extras: TEUR 10
Outdoor facilities in EL: TEUR 10 (only the essentials)
Finished garage 3.00 x 9.00 m: TEUR 12 (including strip foundations and sectional door)

All in estimated: TEUR 500
