Calculation interior finishing: heating, sanitary, bathrooms, floor coverings

Hello everyone,

we are interested in purchasing a closed shell and are currently trying to get an overview of what costs might still come up regarding the interior finishing. We have already made a rough initial cost estimate together with our landlord (who is also a construction contractor) and would like to hear your opinion on it.

For sale:
Shell - 190 sqm on 2 floors - no basement - flat roof
Including triple-glazed plastic windows (+ front door)
Including exterior insulation + roof
Including connection to sewer, gas, electricity
Including staircase (concrete)

The goal is a (slightly) upscale finish (without own work).
The following calculation was made (net prices):

€25,000 - Heating & sanitary (underfloor heating / 18 kW gas)
€15,000 - Bathrooms
(1 large bathroom / 1 guest WC)
€12,500 - Floors (190 sqm x €65 including baseboards)
€4,000 - Screed
€8,000 - Plaster
€4,000 - Doors (8 pieces)
€4,000 - Staircase
€2,000 - Window sills (inside)
€15,000 - Painting work (including wallpapering)
€8,000 - Electrical work

€14,625 + 15% buffer on the above calculation

Total (including 19% VAT)
~ €133,000

Outdoor facilities (e.g., terrace) as well as kitchen still need to be done, but for now, they are not included in this calculation.

Does this calculation seem at least somewhat plausible to you, or has something been completely misestimated (too high/too low)?

I consider almost all the numbers to be too low. €8,000 for electrical work is nothing.. €15k for two bathrooms is also never enough. €15k for painting might work.. but then really without any demands (no Q3).

My colleague paid €9000 for the electrical work. But almost standard. Heating/plumbing could work with a cheap heater. But 18KW is too much! Bathrooms are set far too low. Floors can work like this. Depending on the covering and own work. I would probably just call companies without obligation and ask.

Why are the baths set too deep? Heating, sanitary, baths plus part of the floor should fit without any problems.

Axel, some things are ambitious. But if you work with one man shows and janitorial service companies, if you have friends, relatives who do something for an expense allowance, it can work. The material for 65 sqm floor, i.e. vinyl planks, baseboards, leveling compound, glue, primer, cost us 1920,- at the specialty store. With you, three times that. A friend installs for 12 per sqm. That’s an extra 800,-. So rounded 2800,-. With you, three times....so it works. Painting, through a company is 12500,- barely enough for such a big house. If you find two people there who lend a hand in the evenings and you help out, it will definitely be enough. With plumbing and electrician and stuff, it will be difficult without a real company. For window sills and such, these janitorial services partly do that too. I even know one who tiles very well and does bathrooms, using purchased DIY store materials. So...look around. Floors and sanitary never come without own contribution in the upscale standard. I would set material costs for floors at 60 euros for vinyl including skirting boards and 120 euros for parquet. Below that, it's more like DIY store stuff. It doesn't have to be inferior, but it's not what you wanted. For bathrooms, you just get ceramics and concealed fittings for the price, but no high-quality tiles. A beautifully stained step for a staircase cost around 300 euros with us.
