Correct. If our calculation does not work out, we will probably tend to eventually do some things ourselves after all. Regarding the floor: In the living room, decent parquet (or tiles) for 60-80 € can definitely be installed, in the bedroom rather not, in the children's rooms certainly not, and in the storage room absolutely not. As already mentioned, that was a mixed calculation.

What would you consider the minimum here? We actually don't need a lot of "bells and whistles". So no BUS system, LAN, or flux capacitor in every room. Nice sockets and switches, in places where you would intuitively expect them, would be completely sufficient for us.

Then add baseboards and so on and you are exactly at the amount I wrote. Our sampling was at Joka, which I would consider standard, there were definitely many sampling expenses from various construction companies in the area. There was almost nothing for 80 euros and 180 € was by far not the end.

But this was about high-end standards and not the cheapest DIY store goods – which can certainly have sufficient quality.

Even at 35€, including gluing (underfloor heating) and accessories, he will have problems staying under his 80€.

Even your joka, there you get parquet for 35-40 euros just the same.

I'll jot down our experiences from acquaintances here: (without own effort)

30,000€ - Heating & Sanitary (underfloor heating / 18 KW gas)

I think it will rather come to around 35,000€ here (without ventilation system)

18,000€ - Bathrooms (1 large bathroom / 1 guest WC)

Will probably be tight with “upscale“ fittings, but possible. I would budget 20,000€.

15,000€ - Floors (190 sqm x 78 € incl. skirting boards)

Possibly possible with cheap laminate. Otherwise, I would calculate 20,000€ for “better“ flooring. Plan 25,000€ if there are many tiles (hallway, corridor, utility room, bathrooms).

5,000€ Screed

Including foil etc. I rather think 8,000€

9,600€ Plaster

Gypsum plaster approx. 14,000€ Lime plaster approx. 20,000€

5,000€ Doors (8 pieces)

Maybe possible without frills. However, with special features (e.g. glass doors/decor) 8-10,000€ quickly accumulate.

5,000€ Staircase

Covering approx. 5-8,000€ (wood or stone) + if needed railing approx. 2,000€

2,400€ Window sills (inside)

Is okay for DIY store quality. With better stone you can also budget 3-4,000€.

18,000€ Painting work (incl. wallpapering)

Unfortunately, there are no experiences in the acquaintances here, since everyone does/did it themselves.

10,000€ Electrical work

Even Spartan electrical work is hardly possible under 12,000€. With a few more sockets and one or two additional switches, you usually end up over 15,000€. Experience values with medium, upscale fittings approx. 18,000€.

How does your planning look regarding lamps and lighting? Here, you quickly lose a few thousand euros with LED spots/strips + transformers etc. too.

I only know Haro from the hardware store. At Joka, there was only laminate at that price; parquet started at 69€ in knotty beech if I’m not mistaken. As I said, we were there on site to take samples, were already building, and have already moved in.
