May I just ask very directly where this uncertainty comes from. whether you can afford it? I mean, the plot is unbeatable cheap and the budget for a 120m² house is really generous with 300,000 plus 80,000 incidental construction costs. This can only blow up in your face if a pile foundation is required or a former Viking settlement is discovered underground... maybe it makes sense to have a soil survey done soon.
With >5,000 EUR/month household net income, you belong to the top 20%. Who should be able to take out a 250,000 EUR loan if not these top 20%? ;)
I can also understand the desire to repay as much as possible, but I would rather set the rate a little lower. Something can go wrong in life and then you sleep badly if the rate suddenly amounts to 50% (or more) of the net household income. I agreed on a rate of 1,300 EUR for my loan and whatever I can save additionally in the respective year, I do as a special repayment. I am allowed to pay in 5% of the total amount per year free of charge. Of course, on average I want to get to 1,600-1,800 EUR per month... but I don't necessarily have to, that's the difference.
I would very much like to answer your direct question. The uncertainty currently certainly has several reasons:
- I have not yet gained any experience with building a house and everything that goes with it and am just starting to learn here.
- The prices in all the model house catalogs vary quite a bit. There are providers who quote prices for 120sqm at around 200k but also those who currently list 290k. There are also several others in between.
- What actually unsettles me are also the construction costs mentioned from time to time in this forum (for example: under 3000€ per sqm is no longer possible today!). Of course, I then ask myself whether these values also apply to simple demands like ours. Due to the lack of experience, this is difficult to assess.
The 80k incidental construction costs have actually already been quoted to us by individual building types, but it is certainly a question in detail of what they included in there, e.g. kitchen, outdoor facilities, etc.
