Buy a building plot now for construction start in 23 / 24?

Funny, isn't it? ... I had to have hours-long debates with my father about why 150m² are necessary for 4 people...
(I work entirely from home (plus field service) and absolutely need a study...)

I found websites on the internet where a children's room under 20m² is almost considered child endangerment...

I also increasingly notice the (for me) oversized children's rooms and, to be honest, I hardly dared to tell the architect that 10-11 m2 children's rooms are fine for us (after all, they should eventually have an incentive to move out and not stay in there all day) Nowadays, even with houses under 180m2, you are almost pitied and asked why you are even building at all. But maybe the madness will stop now with the rising prices. By the way, the house currently on our plot is 83m2 and a family with 3 children lived in it. Today, that would probably be called a "difficult" living situation.

10-11m² :oops: okay, I consider that clearly too small again.
We have 15m² per children's room, it was very important to me that the rooms are as equal in size as possible...
As children we had 12m², which was okay because we also had a shared playroom that was also an office.

But I also don’t see much need for more than 15m².

PS:
I have a colleague who lived with 5 people in 85m² until 2 years ago, when he bought a house.
To this day I have no theory on how he managed that... with currently 3 (soon 4) people in a 96m² rental flat, we already don’t know where to put all the stuff...

It is actually more our "that's still okay" scenario that we discussed due to the current situation (price & interest rate increases). 14-15 would also be our favorite!

Well, I've been reading in this forum for quite some time: 90% want it and can't do without it. By the way, the list is just the tip of the iceberg that most people want or why building a house then costs over €3000/sqm.

I might make myself quite unpopular here... but you shouldn't go below 12m² for the children's rooms.
Especially not with the attitude "Okay, one children's room is 20m² and if a second one comes, we'll just share it" ;)

The children grow up, I can confirm that from my own experience. And then bed, wardrobe, shelf, desk alone already easily take up 6-8m². It's also not entirely selfless... if children think there's too little space to play in their room... they bring all their stuff into the living room ;)
