Buy a building plot now for construction start in 23 / 24?

I can understand you, you have been moving for years in a world where every forum member can easily afford 400,000 EUR just for a turnkey house...

I don’t know why you consider your personal situation more important than the question? I also don’t know whom you always call “you” (multiple times in one evening)? Maybe, if it becomes personal with quotes, use “you” singular instead of “you” plural? Since you quoted me: I live in my little world and paid about 1650€/sqm for our house. The land is leasehold and I don’t have KNX. Our net income is currently below 5000€. That won’t grow anymore. When we built, it was about 4000€. And if something comes up again, please remember these details, because otherwise communication will be a bit difficult ;)

How can you approve houses with 120m²? That is at best livable for 2 people, if at all?

I gladly return the compliment. I pointed out that neither a children's bathroom, nor an oven, nor KNX home automation anywhere in Germany is even remotely standard. I welcome counterexamples, but I will also gladly ask around the neighborhood on Monday... after all, about 50 shell constructions completed.

By driveway I meant that we would first waive a garage and only pave two parking spaces (specified by the development plan). Later, one could possibly put a wooden carport over them. The property itself is not on a slope but quite flat.

If you definitely want a garage/carport, plan it right away. It won’t be cheaper later.

Why only at the moment?
There are so many everyday items where buying at the regular (overpriced) price can simply be "avoided." (No matter if 2k€, 5k€ or 10k€ net are available per month.)

That doesn't happen that fast :D Planning and approval of construction will certainly take until the new year.

Please don't always generalize. It can also go faster, depending on how much effort is put in and how the building authority works.

It is actually more our "this is still okay scenario," which we also discussed due to the current situation (price & interest rate increases).
14-15 would also be our favorite!

This is also how we are currently building. Child's room 15.5 sqm. Office just under 15 sqm. Overall 141 sqm bungalow for 3 people. And we are moving from a 70 sqm apartment. This will be huge :-)
