Buy a building plot now for construction start in 23 / 24?

I think the plot is incredibly cheap and the budget for a 120m² house with 300,000 plus 80,000 in ancillary construction costs is really generous.

Children's bathroom? Stove, that is chimney? KNX, meaning total home automation... is that really an elevated standard nowadays, without which it no longer works?
I already consider a second toilet a luxury in the new house... and I didn't live in a hole in the ground in the Harz all those years before?
