With what exact advantage?
A pedestrian and driveway is enough ...
Not that in the end you pay more lineal meters for the same benefit ...


It’s enough for the complexity of the roof structure.


The exterior views are almost exemplary unsexy.

Entrance from the alley .... how exactly? Please draw the garage as it is supposed to be positioned and especially how the driveway and the garage door are designed.

The window layout is only a part of the exterior walls.

I am a big fan of kitchen/dining areas and simply find the room, as you have planned it, difficult to furnish. Especially since cooking/eating was mentioned by you as a focus, also for social gatherings with friends.

And, I have also pointed out other aspects that I do not find successful.

Am I correct in understanding that there are around 200 sqm of living space?

We even already have a plan from the kitchen studio.



My husband is going to eliminate that in the line. He also has ideas, so he gets to tackle it.



We’re not putting in cabinets. Room-height sliding doors are planned, behind which shoes and jackets disappear. Except my husband, no one really loves shoes. But I want to decide that firmly only once we’re in.



Just as we were able to negotiate with the municipality regarding the driveway, unfortunately the utility providers won’t negotiate. The sewer only extends one pipe length into the alley. So we can’t continue any further without developing the alley at the builder’s expense, quote the planner.

According to the area calculation, 175 sqm. However, the building application states only 159 sqm. But the difference does not match with HAR.

The plan now only shows our furnishing in the living room, the rest from the general contractor. Yes, the couch stands in front of the patio door. But since we do not go outside there and already have it like that, my husband wanted it that way. I would have taken up the symmetry of the windows again.

Yes .. now cooking/eating/living show exactly what I feared.

30 sqm kitchen, but no space between the cooktop and the sink.
Passage to the living area more like slalom, and that with a table only 150 cm long.

Why is the customer storage room not actually attached to the garage, which in the last drawing is apparently planned as a double garage with an already existing ancillary room (garden stuff etc. I suppose):



I don’t understand that, is a granny flat supposed to be created there? Why not then put this customer storage room somewhere in that area, towards the garage?

Will the children never use the kitchen with their visitors? And, their own area also works like that. Yvonne had already indicated that at the beginning.

Right at the very beginning:


You are now writing about sliding doors and that everything in the cloakroom should disappear behind them. However, one must realize that there will probably be a 3-part sliding door, which takes up about 10 cm when used. So definitely no space to hang coats side by side on hangers. Which is still the most practical way to hang coats.

Of course you don’t have to accept all this, and yes, the building application has already been submitted, but building applications can be changed. Once the house starts to be built, changes become difficult.
