Building land in the middle of nowhere with the house prices?!

Hello everyone,

I hope to get an assessment here.

In the past few years, we didn’t know how things would develop professionally for my wife. But now she has been tenured civil servant for a year, and since then we have been looking for an apartment/house. Nothing appeals to us here in the city. Houses from developers are too expensive and too small, renovating is out of the question, etc.
Ultimately, the idea matured to search more intensively for plots of land. Now we have a building plot in view for 110€/sqm. However, the plot is over 50 km away from the workplaces and accordingly quite far out. The municipality has only 2,000 inhabitants, shopping facilities are 5 km away. There is a restaurant and a pharmacy. In the village itself, there is only one primary school. Secondary schools are also about 5 km away. A big plus is that the train station is about a 7-minute walk from the front door and would take us under 40 minutes to the main station. From there it would be about 15-20 minutes to work. By car it would take about 15-20 minutes longer.
We both grew up in the city but would finally like to have more space, especially for the children, aged 3 and 6.
The plot is in a new development area and is really nicely situated. Honestly, though, we like the place itself less. That’s why we are quite uncertain. We think it’s unrealistic to get an adequate property in the city for under 900k. There the building plot will not cost us less than 100,000€. According to the information found here, the house will then cost about 3,200€/sqm and thus around 450,000 plus additional costs. So hopefully we will manage somehow with 650,000-700,000.
What we openly wonder: has anyone of you dared this before? The commute is certainly not easy and the children would then also be a bit further away if something happens.
How is the situation with resale? It may sound strange to some, but what if the project fails and we realize in 2 or 3 years that we want to move back? What is also concerning, older houses (about 20 years old) go for under 450,000€ there! We find that alarming. But of course, no one can predict the development.

May I ask your age? Have you ever moved, or have you lived since childhood in.. where exactly? Big city? Small town? Which one I don't really want to know, I just want to get to understand you for further advice.

My wife and I both commuted for about 1 hour each way daily for a little over a year before the second child. That was before Corona and home office. Sometimes longer due to traffic jams. The quality of life suffered so much that my wife quit her job and became self-employed. I still commute and would be glad if it would stop sometime. Anything over 30 minutes is too much in my opinion. That's 10 hours a week missing from life. Not to mention childcare. I wouldn't want that for a house. The house also needs time.

Both around 40. Big city >200,000 inhabitants! And so far I have not gone beyond the city limits. It may sound strange, but I never had the necessity. The pure countryside is naturally a big contrast. But basically, I am open for the reasons mentioned above. We don't have much space here and should have moved years ago.

My husband and I have been commuting for about 4 months because we temporarily moved back to the family home while our house is being built. I take care of and pick up the children from daycare every day (my husband drives in a different direction). We travel 40 minutes, leaving the house at 5:45 am – I am already so annoyed by the commuting and it wouldn’t be something for us personally in the long term. We were also offered a building plot on family property but declined because of the distance. We also live in a city with over 200,000 inhabitants and are currently in a small village. That wouldn’t be my world either.

I'll put it this way:

Secondary schools are not every 10 km. It is normal for children to hop on their bikes or take the bus.

That is a luxury and should be seen as a very positive thing. Even in a big city there is no guarantee of finding a train station for public transport within 15 minutes on foot.

Nevertheless, one should weigh what one wants and what one can get. Civil servant status also involves commitment. Some can compensate commuting with home office. Others actually use public transport and use the time to relax.

I read nothing about children? Children tend to settle down, and the focus then shifts to a calm weekend rather than constantly going to pubs and the cinema.
Therefore, look before you leap. But "forever" doesn't have to mean forever.
And the resale value will reflect the purchase or construction price.
If there are no children or only one, then a local builder variant (terraced house) would also be worth considering. These do not necessarily have to be cramped and small, but also have advantages. So don’t discard outright ;)
