The foundation slab must be included in the offer in a serious manner, precisely because it belongs in the scope of services of the (shell construction) general contractor. Without the foundation slab, everything is nothing; it is literally THE basis. In addition, OKKD is also the root of all critical interfaces.

This is an intelligence test to check your ability to conceptualize beyond the surface, with a bit of lubricant mixed in for safety.
Your plot is the same for every contractor. Always commission the survey yourself. I already advised you consciously to do a broad screening of the entire building site (and close enough to the corners to capture homogeneity), because making a new one for every specific house footprint ("retreat!") is nonsense.

Although I was not addressed with the question, I gladly give (and gave in "A house-building schedule, also for you: the HOAI phase model!") the generally valid answers: always a self-chosen independent architect, NEVER !!!! service phases 1-4, service phase 9 also complete nonsense for an owner-occupied single-family home, but rather:
1. Service phases 1 and 2 (called "Module A" in the house-building schedule)
2. Dough rest (normally with setting of options, here I would completely omit the wood parts, so only ask 3 or 4 Steiner)
3. Service phases 3 to 8 (= Modules B and C) with ideally the same architect (note: 3 + 5 = 8).
And general contractor again my eternal litany "generally gladly, but not without a proper tender anyway". The homeowner’s mistake of concluding from the balanced scorecard that you can safely commission it as a black box is an expensive popular sport.

I showed in post #38 how even a prefab house builder manages it. A little leveling and that's it. It even works without a basement.

If it were mine, I would definitely start with an architect and go up to stage 2.

Here I would first see whether the thing has a chance.

If yes, I would proceed with him up to phase 5.

You can also mix both and, for example, continue with the general contractor after stage 2.

But everyone has to find that out for themselves.
